Three levels of stewardship
Memberships are monthly and open-ended. Each level includes the same steward, a written record of the property, and reporting for the people who need to know. Most clients begin at Signature and adjust once we know the house.
Preferred

per month
Steady continuity for a home that is lived in, or left only for shorter stretches.
Oversight with a name attached—not a rotating checklist, and not the same as a community security house check.
- Two property visits each month, by the same steward
- Monthly family status report (photos and plain-language notes; copy who you name)
- Priority scheduling when something needs attention between visits
- Your Home File kept current (systems, vendors, and what changed)
Not included
Vendor management — if something needs a trade, we say so plainly, and you engage the vendor directly.
Best for
Primary residences that are well kept; owners who travel periodically; families who want a local pair of eyes without weekly presence.
Signature

Weekly presence and coordination—the standing arrangement for homes that cannot wait on the owner's calendar.
Our most chosen membership: someone who knows the house is there every week, and when work is needed we hold the vendors, not just the report.

- Vendor management for routine, recurring work: we coordinate with your ordinary vendors, review their work, and keep the schedule

Not included
Project management — renovations, multi-trade work, and new contractor selection — is quoted separately after a walkthrough.
Best for
Second homes and frequent travel; Kingsmill, Ford's Colony, and similar properties where absence is normal; owners who want one accountable person for the house and everyone who works on it.

Substantially more oversight for larger properties, complex households, and families who need coverage shaped around their life—not a standard visit count.
For properties where weekly Signature is the floor, not the ceiling: more presence, more coordination, and reporting built for the whole family.

Priced after a private consultation and walkthrough. We will say honestly if Signature is enough.
Best for
Governor's Land and larger estates; multi-building or multi-party ownership; long absences; households that already run like a small operation.
Membership is month to month after the first sixty days, thirty-day notice required. Visits are inspections and coordination, not cleaning, lawn, or handyman labor unless separately arranged.
