The arrangement is deliberately simple. What makes it work is consistency: the same steward, a known schedule, and a written record of your home.
A private consultation
An unhurried conversation, usually by telephone first. What the house is, how you use it, and what you would rather stop thinking about.
A walk of the property
We come to the house and look at it properly — systems, exterior, grounds, the history of what has been done and what is waiting.
An arrangement, in writing
A recommended membership and visit rhythm, what is included, and what would be handled separately. Nothing begins until it reads right to you.
The ongoing rhythm
Visits on a known schedule, notes and photographs afterwards, and one number to call when something needs to be taken off your hands.

- How does an arrangement begin?
- With a private consultation and a walk of the property. We look at the house together, discuss how you use it and how often you are here, and recommend the level of oversight it genuinely needs. There is no obligation and no sales process.
- Who will actually be at my home?
- The same steward, each time. Continuity is the point of the service: someone who remembers which valve was replaced last winter and notices what has changed since the last visit.
- What areas do you serve?
- Williamsburg, James City County, Yorktown and York County, and the surrounding Virginia Tidewater. If your property sits just outside that, telephone us and we will tell you honestly whether we can serve it well.
- Are you a handyman or a property manager?
- Neither. We do not rent your home out, and we are not a trade. We oversee the property, coordinate the trades who do the work, and remain accountable for the outcome.
- How is the work reported?
- Written notes and photographs after visits, a monthly family status report, and documentation of any issue with a clear recommendation. Family members who live elsewhere can be included directly.
- What does it cost?
- Preferred is $450 per month and Signature, our most chosen arrangement, is $950 per month. Estate arrangements are priced after a walkthrough, because larger properties differ too much to quote sight unseen.
- How discreet is the service?
- Entirely. Records are kept confidential, and we do not publish or discuss the homes we look after.
